What is a mortgage calculator?

A mortgage calculator estimates the monthly principal and interest on a home loan from the amount borrowed, the yearly rate, and the term. This page also subtracts a down payment from the home price and can add property tax, home insurance, and HOA to the monthly total. It uses a fixed-rate amortizing formula. What does Mortgage Calculator do?

How do I use Mortgage Calculator?

Enter home price, down payment, yearly rate, and years. Add yearly tax, insurance, and monthly HOA if you want them in the monthly total. Figures update as you type.

What is the formula?

Loan = price − down payment. Monthly P&I uses the standard amortizing payment at yearly rate ÷ 12 over years × 12 months. If the rate is 0, payment is loan ÷ months. Total of payments is P&I × months. Interest is that total minus the loan.

Are tax and insurance in the monthly total?

Yes, when you fill them. Property tax is a percent of home price or a yearly amount. Yearly tax and insurance are divided by 12. HOA is a monthly amount. They do not change the loan interest.

Is PMI included?

No. PMI depends on lender rules. You can fold a monthly PMI into HOA if you want it in the extras line.

Is this a bank quote?

No. Lenders add fees, points, and different compounding. Use this as a first look at P&I and extras.

Can the rate be zero?

Yes. Payment is then the loan split evenly over the months, with no interest.

Is there a daily limit?

No. There is no daily cap on this tool.

Do I need an account?
